Animal health high technology laboratory installed adjacent to company headquarters
Idexx, a world leader in technology for animal health, needed to expand its operations in Brazil, setting up a laboratory area adjacent to new offices. The challenge was to find a building with an infrastructure that would be compatible both with the business and laboratory operations of this multinational firm that remained within the limits of its pre-determined budget.
The process was initiated with an extensive study that covered every part of the office, in order to create a clear matrix about the possible options for each one. After understanding the technical requirements for the laboratory’s operations, as well as other the other important conditions such as building image, facilities and architecture, a short list of properties was drawn up, with the priority focus being the feasibility of laboratory operations. A detailed analysis of the financial impact of each scenario was made within this short list, thus adapting negotiations to Idexx’s key interests and possibilities.
The final result was the leasing of a floor in the FL Corporate Building, one of the best in the Faria Lima area, with the installation of an office and laboratory that became the model for the company’s other sites. An expansion of more than 50% in space for the company, cost per square meter in an AAA category building very close to the cost in the company’s previous occupancy in a category B building, which neutralized cash impact in the first year.
